Going through open homes for the first time can be daunting.

Especially in today’s market, you are probably lining up behind groups of people and then only walking through each property for 5 – 10 minutes so that you’ve got enough time to make it to the next one.

Then you get a text or a call from the agent later that day saying someone else has made an offer and they’re asking if you would like to compete against the offer.

But you’ve only seen the property for 10 minutes?

And it’s only been online for 4 days…

Then you miss out and the cycle continues.

We get it…

Unfortunately, the first home buyer market and properties within the affordability belt around $500k – $700k are very competitive at the moment and speed plays a major factor in who you can secure the property.

This means you need to know what you’re looking for when going through open homes so you can determine if a property is of potential interest to you quickly and you can complete your due diligence.

When attending open homes as a first home buyer, there are several key things you should look for to assess whether a property is suitable for you. Staging and Furniture:

When first home buyers start looking for properties, it’s very common to see them get sucked in by the staging and how pretty the home can look, however, you must remember, this doesn’t come with the home.

Take note of the staging and furniture, but remember that these are often temporary and can be changed. Focus on the property’s potential rather than the current setup.

Cosmetic Design (Internal):

I know first impressions matter, and when there are pink walls and brown carpet it may not immediately feel like your dream home. But don’t sweat the small stuff. Consider the interior design and finishes. Are they to your taste? Keep in mind that cosmetic changes can be made easily and this can actually add value to your home.

So, on what should you really keep your eyes at?

1. Location: Consider the neighborhood’s safety, proximity to essential amenities like schools, hospitals, public transportation, and shopping centres. Also, think about the commute to your workplace.

2. Property Size and Layout: Evaluate if the size and layout of the property meet your current and future needs. Are the rooms spacious enough? Is there enough storage space?

3. Structural Integrity: Check for any visible signs of damage, like cracks in walls, water stains, or sagging ceilings. These issues may indicate underlying problems with the property.

4. Natural Light and Ventilation: Look for windows that allow natural light into the house. Also, check if there is proper ventilation to keep the interior fresh.

5. Cosmetic Design (External): Examine the exterior of the property, including the landscaping, paint condition, roof, and overall curb appeal.

6. Storage Space: Check for adequate storage areas, such as cabinets, cupboards, or a garage, to ensure you have enough room for your belongings.

8. Noise Levels: Pay attention to noise levels both inside and outside the property. Consider the proximity to busy streets or other noisy areas.

9. Cooling and Heating Systems: Check if the property has a reliable cooling and heating system.

10. Plumbing and Electrical: Test taps, showers, and light switches to ensure everything is in working order. Outdated or faulty systems could lead to additional expenses.

11. Future Expansion Potential: Consider if the property has the potential for expansion or renovation if you plan to stay there for an extended period.

12. Parking and Access: Check the availability of parking spaces and ease of access to the property.

13. Neighbourhood Vibe: Take some time to explore the neighbourhood and get a feel for the vibe and community.
